Points and countermeasures that are easy to fail in wallpaper replacement. Tips for pasting wallpaper on crumbling walls.

I want to try DIY! We held a workshop on wallpaper replacement for real estate investors. Despite the fact that most of the participants had never touched wallpaper or tools, all of them were able to put them up neatly by the end of the event under the enthusiastic guidance of the interior craftsmen.

There were also experienced people, but it seems that it was a valuable experience to pass on unknown knowledge and craftsmen's amazing skills. I would like to report on the contents today!

The wallpaper-sticking DIY workshop was held for a whole day at an old detached house in Chikusei City, Ibaraki Prefecture, under the sponsorship of Urban Trust, who I have a regular relationship with.

(Urban Trust President Wachi giving a lecture using materials)

Meeting time is 9:00 in the morning. First of all, it started with a lecture on wallpaper construction by President Wachi. First of all, there was an explanation about the characteristics and properties of wallpaper. Even as an experienced person, there were many things I didn't know, so I will introduce the important points I learned here.

" The surface of the wallpaper is made of vinyl material, and it is glued to the wall with a starch-like substance. To save time, some people try to overlap the old wallpaper without peeling it off. However, starch cannot adhere to the vinyl surface.Even if you can stick it temporarily, it will come off later and you will regret it, so be sure to remove the old wallpaper before applying the new wallpaper.

In this way, the construction procedure that beginners tend to make mistakes was explained with evidence, so everyone listened while deeply nodding.

(Using scraps of wallpaper, she explained the features and characteristics in an easy-to-understand manner.)

Next is a description of the tools. For the cutter, a long thin blade with good sharpness is good, and when you don't want to damage soft surface materials such as diatomaceous earth, use a urethane roller. It was impressive to see the participants frantically taking notes to buy the same thing.

(Take out the tools from the craftsman's waist bag and explain them carefully)

At the end of the lecture, President Wachi stressed the most about ensuring safety when installing wallpaper. He emphasized, "It's easy to focus on your hands, but I want you to understand that there is a danger of serious injury on your feet."

(from President Wachi's lecture materials)

In particular, the following acts are prohibited, so they absolutely want you to stop.

If you do such an act, you may fall, and the tool may stick in your body or you may step on a fallen nail. This is very dangerous as it can lead to serious accidents.

``If we work in a dangerous situation, we, the interior contractors, may even be suspended.

People who can't protect their own safety will surely not be able to provide a safe living environment for residents. It was an opportunity for me to reconfirm my awareness of safety.

Points that are easy to fail in wallpaper replacement Countermeasure. Tips for pasting wallpaper on a tattered wall.

Now that President Wachi's lecture is over, it's time for a craftsman's demonstration. The first step is to prepare the base for the wallpaper.

Especially when it comes to old properties, the walls are often in poor condition after the wallpaper has been removed. There were many cracks and holes in the detached house that actually served as the venue, but I was taught how to repair the cracks and then replace the wallpaper.

First, putty on the wall. The purpose is to flatten the base so that even if the wallpaper is pasted, there will be no marks.

(It is important to remove all the tattered parts before applying putty.)

(I was able to see the craftsman quickly and neatly processing the putty up close.)

Next is a demonstration of pasting wallpaper. He cut the wallpaper with glue and showed it firmly from the point of pasting it on the wall.

( This is the work of cutting the wallpaper neatly along the wall with a corner spatula.・lol )

Beginners may cut holes in the corners of the wallpaper when cutting it, or conversely get it dirty when wiping off the excess glue. I was able to learn how to prevent and recover from such mistakes that beginners tend to make.

(It's easy to make holes in the corners of wallpaper, but he explained in an easy-to-understand manner how to cut them cleanly.)

Now that the demonstration is over, it's time for the participants to put up the wallpaper themselves. We separated into three rooms and had them actually experience wallpapering.

(Thanks to the craftsman's guidance on how to install safely, even a junior high school student can now apply it well.)

Even those who had a hard time applying it for the first time were able to apply it smoothly by the time they applied the second one. Even those who seemed unsure of themselves because they were not good with their hands, finally felt that they would be able to DIY their own property.

Replacing wallpaper may seem difficult for those who have never done DIY before. However, in reality, like those who participated in this course, once you experience it, you can do it unexpectedly.

Once you can make wallpaper, the next step is flooring, and then the plumbing equipment. think. As a result, the range of purchases of second-hand properties will also expand.

In the future, we plan to hold not only wallpaper but also floor materials (cushion floors and floor tiles) and decorative sheets for renovation DIY workshops in various places that are necessary for rental properties.

The next event will be held on Sunday, February 27th in Akishima City, Tokyo. If you are a real estate investor and interested in DIY, you can join us for free. The event guidelines are written in my blog post, so please take a look if you like.
